for Showing Your Home |
You're a key player in our real estate partnership.
It is very important that your home look its very
best when buyers visit. Over the years we have found
that taking the following steps, you can make your
home even more appealing, increasing the likelihood
that it will sell quickly and for the best price.
Remember first impressions are very important.
Prepare each room.
Interior
Improvements:
- Clean
or replace carpets and drapes.
- Clean
windows, kitchens, and baths.
- Keep
garage and closets clean and organized. Store items
not in immediate use.
- Remove
clutter, stacks of magazines, knickknacks, etc.
- Store
all but minimum furniture and wall hangings.
- Eliminate
any odors or unsightly stains.
- If
you have pets, determine if there is an area, preferable
outside the home, where you can confine them when
potential buyers visit.
- Paint
where necessary.
- Add
fresh flowers throughout.
- Keep
fresh, matching towels and soaps in baths.
- Clear
kitchen and bath counters of everything but bare
essentials.
- If
you're leaving town, please notify me and leave
a number where you can be reached.
Exterior
Improvements:
- Keep
the lawn neatly trimmed.
- Remove
dead and dying plants and any clutter from the outside
area.
- Trim
hedges and shrubs to allow clear visibility of your
home and windows.
- Edge
driveways and walkways for a finished, manicured
look.
- Remove
or repair anything that looks old or worn.
- Pay
special attention to door and entryways; paint if
needed.
- Remove
any grease or oil spots on concrete.
- Add
color with potted plants, especially around entryways.
STEPS
TO TAKE BEFORE A BUYER VIEWS YOUR HOME:
- Turn
on all of the lights, even if it is day time.
- Open
all of the drapes.
- Tidy
up the kitchen and bathrooms.
- Freshen
up the cat litter box, or hide it.
- Keep
the house comfortable. This may require turning
up the heat or turning down the AC. If you have
a working fireplace, light a fire during the winter.
- Keep
money and valuables out of sight.
- Unlock
front storm door.
- Make
the beds; pick up toys, shoes, etc.
- Leave
while your house is being shown.
