Your house has many values; one to the tax assessor,
others to your lender and insurance company and yet
another value to you, the owner. It also has different
values to prospective buyers depending on their needs,
desires and financial resources.
The best price obtainable at any given time can only be
determined by thoroughly and aggressively testing the
market and challenging the competition. In the final
analysis, the market dictates value, based on current
conditions, the current supply of buyers and the current
competition.
The listing price you select will be at best an estimate
of what you think those "test results" are likely to be
once your house is placed on the market. To aid in the
selection of a listing price, I have prepared a
Competitive Market Analysis which is also included in
this Action Plan.
Since buyers engage in comparison shopping, the
Competitive Market Analysis focuses on properties now on
the market which are competing for the attention of
those buyers. In addition, houses that have recently
sold and those that were on the market and did not sell
will also be examined. These properties will tell us
what past buyers were and were not willing to pay.
The listing price selected for your house must attract
attention and generate activity among the buyers and
brokers who are active in the present market.
In conclusion, the best price obtainable for your house
will ultimately be determined by the market. It is
highly unlikely that a buyer will pay more for your
property than would have to be paid for a similar
property with like amenities and features. All other
considerations aside, houses that do not meet the
current competition in price and terms simply do not
sell. In fact, they may even help sell the competition!
To get the best price obtainable for your house, it will
be most important to list at a price that challenges the
competition, attract attention, and generates activity.
Increasing Your Home's Value
When you're
preparing your house for sale, remember the
importance of first impressions. The market
isn't the only factor that influences whether
you get your asking price. Appearance and
overall condition play a major role. Here are
some easy things you can do to make your home
more appealing to buyers.
Outside
It is estimated that more than half of all
houses are sold before the buyers even get out
of their cars. So stand across the street from
your house and review its curb appeal.
- Sweep front
walkway.
- Remove newspapers,
bikes and toys.
- Park extra cars
away from the property.
- Trim the shrubs.
- Apply fresh, clean
paint throughout.
- Clean windows and
window coverings throughout.
- Keep plumbing and
all appliances in working order.
- Maintain all
sealants (window, tub, shower, sink, etc.)
in good condition.
- Make sure roof and
gutters are in good condition; no repairs
needed.
- Mow the lawn more
frequently and plant flowers.
- Keep pet areas
clean.
Inside
- Kitchen and
bathroom should shine.
- Quick once-over
with the vacuum; carpets should be clean.
- Place fresh
flowers in the main rooms.
- Put dishes away,
unless setting a formal display for
decoration.
- Make beds and put
all clothes away.
- Open drapes and
turn on lights for a brighter feel.
- Straighten
closets.
- Put toys away.
- Turn off
television.
- Play soft music on
the radio/stereo.
- Keep pets out of
the way and pet areas clean and odor-free.
- Secure jewelry,
cash, prescription medication and other
valuables.
- Enhance the
spaciousness of each room. Pack away
collectibles to allow buyer to envision own
furnishings in home.
